These Booking Terms and Conditions (“Terms”) set out the agreement between The Coach House at The Talbot, registered in England and Wales under The Lytham Partnership, with its registered office at The Talbot Office, 12 Bath Street, Lytham, FY8 5ES (“we”, “us”, “our”), and the person placing a booking (“you”, “your”, the “Guest”).

By making a booking with us, you confirm that you accept these Terms. Please read them carefully.

  • 1. The Accommodation and Booking Process

    1.1. We offer serviced accommodation for short to medium-term stays via our website: Lythamcoachhouse.co.uk, and other booking agents, including, but not limited to, Airbnb and Booking.com

    1.2. Bookings are subject to availability and are only confirmed once full or partial payment has been received and we have issued a confirmation email.

    1.3. You must be at least 18 years old to make a booking.

  • 2. Payment and Charges

    2.1. The total price, including VAT (where applicable), will be confirmed at the time of booking.

    2.2. Payment can be made by debit/credit card, bank transfer, or other methods as stated on our website.

    2.3. We may require a security deposit (typically £100–£500) to cover potential damages, which will be refunded within 7–14 days of check-out, subject to satisfactory inspection.

  • 3. Cancellations and Refunds

    3.1. Flexible Policy (example):

    • Full refund for cancellations made more than 7 days before check-in.
    • 50% refund for cancellations made between 3–7 days before check-in.
    • No refund if cancelled within 72 hours of check-in.

    3.2. Cancellations must be made in writing via email to [email protected]

    3.3. If we are forced to cancel your booking due to reasons beyond our control (e.g. property damage, legal restrictions), we will offer a full refund or alternative accommodation of similar value. The owner’s liability is limited to the price originally paid.

  • 4. Guest Responsibilities

    4.1. You agree to:

    • Treat the accommodation with care.
    • Comply with all house rules and occupancy limits.
    • Not engage in illegal, disruptive, or damaging activities.
    • Leave the property in good condition upon departure.

    4.2. You will be responsible for the cost of any damage or excessive cleaning required.

  • 5. Check-In and Check-Out
    • Check-in: from 3pm on the day of arrival
    • Check-out: by 11am on the day of departure

  • 6. Liability

    6.1. We accept no liability for:

    • Theft, loss, or damage to personal property during your stay
    • Injuries or accidents occurring within the property, unless caused by our negligence
  • 7. Right of Entry

    We or our representatives may enter the property for inspection, maintenance, or emergencies, with reasonable notice (except in emergencies).

  • 8. Data Protection

    We process your personal data in accordance with UK GDPR and our privacy policy. Your information will be used to manage your booking and, with consent, send relevant marketing communications.

  • 9. Complaints and Disputes

    9.1. If you are dissatisfied with your stay, please raise the issue as soon as possible so we can try to resolve it, in writing, or by email to [email protected]

    9.2. If a resolution cannot be reached, disputes will be governed by the laws of England and Wales and subject to the exclusive jurisdiction of the English courts.

  • 10. Force Majeure

    We are not liable for any failure to perform our obligations due to events beyond our control, including but not limited to strikes, natural disasters, or government restrictions.

  • 11. Changes to These Terms

    We may update these Terms from time to time. The version in place at the time of booking will apply.
